STEP # 2  Contact banks or mortgage brokers to become pre-approved for an amortized mortgage loan amount.  Get a written good faith estimate of closing costs.  Compare rates and terms.  Prepare a realistic home acquisition budget and respect it.

STEP # 3  Contact PRPI to schedule a property preview agenda (search for suitable properties listed for sale either through multiple listing or HUD/VA).  Systematically eliminate unsuitable properties and preview those properties that meet your requirements.

STEP # 4  Make purchase offer and earnest money deposit on suitable property.  Seller will accept, reject or counter offer.

STEP # 5  Apply for mortgage loan (with contract in hand) within 5 days of purchase offer acceptance by seller. 

STEP # 6 
Schedule professional home inspection and be present.

STEP # 7  Obtain hazard insurance binder and termite inspection upon mortgage loan approval.

STEP # 8  Personally inspect property again immediately before closing.

STEP # 9  Close transaction at title company with certified funds.

STEP # 10  Move in!  Apply for homestead exemption.  Keep complete property records and build up equity (ROI).  Routine property inspections and maintenance check lists will maximize your family's health, wealth, safety, and comfort levels.

You will preview relevant properties, and we will record your on-the-spot observations in a journal.  We will truthfully answer questions and/or state opinions when queried. You will formulate your best offer, and all offers will be presented. We will assist you throughout the home inspection stage, mortgage loan application process, and accompany you to transaction settlement.
